There is no single accurate construction rate for every house in Pakistan. Plot size and covered area are different measurements, and prices vary with design, ground conditions, number of storeys, access, material choices, labour, location and the level of finishing. Use the following steps to prepare a budget you can actually evaluate.
Step 1: Measure covered area, not just plot area
A five-marla plot does not mean five marla of covered construction on every floor. Setbacks, courtyards, staircases, balconies, open terraces and permitted coverage all affect the quantity. Prepare a room-by-room plan and agree the method for measuring covered area with the estimator.
Step 2: Separate grey structure from finishes
Grey-structure costs can include excavation, RCC, masonry and selected concealed services depending on the contract. Finishing can include flooring, doors, paint, electrical accessories, kitchen cabinets, sanitaryware, ceilings and external paving. Each should be measured and specified separately.

Purposefully executed.
Step 3: Confirm site and engineering assumptions
A soil investigation or foundation change can affect cost materially. Access constraints, high groundwater, required shoring, distance from suppliers and power or water connections can create additional expenses. Seek engineering advice where appropriate rather than copying a neighbour's foundation.
Step 4: Use an itemised BOQ and multiple comparable bids
Ask contractors to quote the same quantities, materials, brands or acceptable equivalents, testing standards, exclusions and programme. A low square-foot quote can appear attractive while omitting waterproofing, stairs, electrical works or finishing materials.
Step 5: Allow for approvals, contingencies and variations
Professional design fees, testing, government charges, temporary connections, price changes and design variations may sit outside a contractor quotation. Keep a contingency appropriate to the project risk and request written change approvals.
Illustrative budgeting formula
A working project budget can be framed as: measured work quantities × current verified unit rates + professional costs + permissions + site-specific allowances + contingency. Because current local supplier quotes are required, this guide intentionally does not publish an unverified fixed 2026 PKR-per-square-foot price.
FAQs
What is the biggest difference between 5 and 10 marla house cost?
Actual covered area, floor count and finish quality are more useful cost drivers than plot label alone.
How often should estimates be refreshed?
Refresh material and labour quotations whenever the project scope or market assumptions materially change.
